WITNESSETH, that Grantor, in consideration of ........ dollars ($........) and other valuable consideration paid by Grantee, does hereby grant and release unto Grantee, and Grantee's heirs or successors and assigns forever:
All that certain plot, piece, or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the [description].
Together with all right, title and interest, if any, of Grantor in and to any streets and roads abutting the above described premises to the center lines thereof; together with the appurtenances and all the estate and rights of Grantor in and to said premises; to have and to hold the premises herein granted unto Grantee, the heirs or successors and assigns of Grantee forever.
And Grantor covenants that Grantor has not done or suffered anything to be done whereby the premises have been encumbered in any way whatever, except as aforesaid.
The words "Grantor" or "Grantee" shall be construed as if it read "Grantors" or "Grantees" whenever the sense of this indenture so requires.
Further Assurances. In connection with this indenture and the transactions contemplated hereby, each party to this indenture will execute and deliver any additional documents and perform any additional acts that may be necessary or appropriate to effectuate and perform its obligations under this indenture and the transactions contemplated hereby.
Entire indenture. This indenture contains the entire agreement of the parties and there are no other promises or conditions in any other agreement whether oral or written. This indenture supersedes any prior written or oral agreements between the parties.
No Assignment. Neither this agreement nor any right or interest thereunder shall be assigned in any respect whatsoever.
Exclusion of Oral Statements. This instrument contains all of the agreements of the parties. No oral or other statements shall be binding on either of the parties hereto.
Applicable Law. This indenture shall be governed by the laws of the State of [State].
